One of the most common questions I get from a Fremont homebuyer is "How long does a short sale take?" What they are really asking is how long it takes the bank to respond to an offer. Buyers seem to forget that even after the bank accepts the offer they still have to follow the normal closing process of title searches and so forth.

The 12th annual Niles Pooch Pow Wow Dog Show will be held at the Community Park at 3rd and H streets on July 17. This year up to 200 dogs are expected to compete for honors at the show. Before the show starts residents and participants can come down for the pancake breakfast at the Niles Main Street booth. The price is $5 per person and will start at 8 a.m. and end at 10 a.m.
